Market Update

Our Market is Hot! Hot! Hot!
Phew! We haven't seen a market like this in years. It all comes down to supply & demand, and with AI money coming into SF, new enthusiasm about our city and decreasing interest rates, there are 34% fewer condos and houses on the market compared to the same week last year, and rising prices.
The thing is, I don't see this as temporary. I think we will see increased prices (maybe not on a linear path) over the next couple of years, and as interest rates fall, more buyers jump in. Sale prices on single family homes are setting new peaks with multiple offers. I just sold a home for $1.1 MILLON over asking with 16 offers. Is this the start of a bubble? It's hard to know. The headlines are mixed, but I know firsthand that great properties are going quickly, and lots of homes are selling off-market...so, if you're waiting for prices to drop, don't wait! Let's get you in the mix!

Freddie Mac: Mortgage rates decreased this week. Over the last few weeks, mortgage rates have settled in at their lowest level in about a year. There is growing evidence that homebuyers are digesting these lower rates and gradually are willing to move forward with buying a home, which is boosting purchase activity. Oct 9, 2025

Both the single-family home and condo markets are fierce seller's markets, with the single-family home market having just 1.1 months' worth of inventory on the market, and the condo market having just 2.8 months of inventory.
