Market Update

Tight Market, Big Moves: SF Spring 2026
678 condos and single family homes on the market in SF right now. That's it. This time last year there were 1,020; 33% fewer homes on the market this year than last year. 371 homes are currently in contract across the city. Buyers are absorbing everything that hits the market because there simply isn't much of it.
April kept me busy — 4 closings, every one over asking, averaging nearly 25% above list price. And the momentum has carried into May: I currently have three buyers in contract, and none took the traditional route. One is a probate deal, one couple pivoted to an income-producing three-unit building, and one are tenants buying from their landlady (I love it!). That's what this market demands — creativity, hustle, and an open mind.
If you're thinking about selling, now is the time — before summer hits and buyers head to the beach. And if you're buying, come ready to move. The opportunities are there, but they don't wait!

What's Happening with Mortgage Rates : The 30-year fixed rate sits at 6.46% today — down 133 basis points from the October 2023 peak of 7.79%, but still well above the pandemic low of 2.65%. Roughly 82% of American homeowners have a rate below 6%. So, there's no financial incentive to sell and buy again at more than double what they're paying. That's the single biggest reason SF supply remains historically low. For buyers, waiting for 5% rates is not a strategy. Buy the right place now and refinance when rates improve. Date the rate, marry the house.
