Market Update

The SF Market Right Now: Summer Slowdown Setting In
It's Summer! 622 condos and single family homes on the market in SF right now. This time last year, there were 982 — that's 37% fewer homes on the market today, and yet the same number of homes are selling Year over Year. 365 homes are currently in contract across the city. Worth noting: buyers are pivoting to condos as SFH supply stays tight.

On the home front: it's been busy! My youngest graduated from high school and is UC Santa Cruz-bound! June started with a road trip with my middle kid driving from college to her internship. Nothing like an awesome playlist, massive views & great conversations with your kid!
Standout June closings: 1551 Hampshire St., a 3-unit bldg on the Bernal /Mission border. My first-time buyers will live in one unit while the rental units cover the mortgage. Smart! Homeownership and investors in one swoop! A Hayes Valley sale to new buyers: long-time Tenants of their apartment - a dream come true! , and I represented the Seller of a hot Potrero Duplex + development opportunity.
The summer slowdown just means less competition on the listing side — not less demand. Well-priced properties are still moving. If you've been thinking about selling, this is not the moment to wait.

What's Happening with Mortgage Rates: Roughly 82% of homeowners have a rate below 6%; there's no financial incentive to sell and buy again at more than double what they're paying. That's the single biggest reason SF supply remains historically low. For buyers, waiting for 5% rates is not a strategy. Buy the right place now and refinance when rates improve.
