Market Update

Slow Summertime Confidence Returning
As we enter the summer months, our market goes on vacation. Here's the thing: I believe San Francisco is heading in the right direction. Even with uncertainty around tariffs, a lot of new money is coming to the City in innovative AI business, and the new energy is palpable. So! Enjoy your summer! Go to Stern Grove Festival or join my line dancing neighbors who have started a city-wide party (more at the end)*!
Our fall market will be strong. Here's what I have coming up - Ask me for a sneak peek!
  • TWO condos in the Lower Haight
  • a SIX-unit building in the Lower Haight - great Owner-User oppt'y
  • a FIVE-unit building in Noe Valley - 2 Vacant Units! Great Investment or Owner-User - or both!
  • Single Family Home with In-Law unit in Potrero with VIEWS!
  • Deluxe Designer Duplex in Nob Hill - over 4,000 sf - live upstairs and cashflow the lower unit!
Cheers!

P.S. I just returned from my family reunion with nearly 90 Zahners! & to celebrate my Dad's 80th Birthday! So Fun! Campfires, pickleball, fabulous feasting, terrific toasts & roasts! Check out my LinkedIn post I wrote about what I learned working with my Dad in my first job out of college. Have you ever worked with your Mom or Dad? How was it?

The condo market remains a buyers’ market, while the

I added this Listing Snapshot because I find it so interesting, and thought you might, too. Buyers considering a Condo/ TIC may want to consider a Duplex: it's excellent value on a $/sf basis; great rental income to offset mortgage expenses or consider buying with friends or family. Freddie Mac: Heading into the Holiday Weekend, Mortgage Rates Decreased
The average 30-year fixed-rate mortgage decreased for the fifth consecutive week. This is the largest weekly decline since early March - woot! July 3, 2025

Months of Supply Inventory (MSI) determines whether a market is a buyers’ or a sellers’ market. California has historically averaged around three months of MSI; Approximately 3 months= Balanced market. Less than 3 months= Sellers' market. More than 3 months=Buyer's market. In San Francisco, Single Family Homes have been a Sellers' market (1.8 months of inventory) and condos are a Buyer's market (3.8 months of inventory).

Thinking about your next move or investment? I work with both buyers and sellers, for residential homes and investment property. I'm always available to answer questions, or provide updated market data, give me a call! 415.948.5747.
