The Summer Slowdown That ISN'T!
Happy 4th of July week. While everyone's firing up the grill, SF real estate is doing worth your attention: just 520 homes for sale citywide right now — down 44% from 929 this time last year. Buyers aren't slowing down for summer. This isn't softening demand, it's a supply shortage, plain and simple. 388 homes in contract citywide tells the same story. I closed 3 deals this month for new buyers — if you're thinking about buying or selling, now's the time to talk.

What's Happening with Mortgage Rates: Roughly 82% of homeowners have a rate below 6%; there's no incentive to sell and buy again at more than double what they're paying. That's the single biggest reason SF supply remains historically low. For buyers, waiting for 5% rates is not a strategy. Buy the right place now and refinance when rates improve.
