Market Update

We're off into the New Year! The market is picking up quickly: We saw about a 20% increase in active listings from last week. I'm an optimistic person by nature, so I'm feeling good about 2025. It's true, we've started with horrible, nearly unimaginable wildfires in LA, and we're facing national uncertainties with a new administration. But still, I'm grateful to be here: On Jan 1st, I had a bike accident, flew over my handlebars, and landed on a car waiting at a stoplight.
It could have been SO much worse. My helmet thankfully did its job, and the fine folks at SF General patched me up. I've got a new helmet, some stitches, and a black eye, but overall I'm OK and filled with gratitude. (Just remember to please wear your helmet, even for a short trip.)

Mortgage Rates Surpass Seven Percent January 16, 2024
Mortgage rates ticked up for the fifth consecutive week and crossed seven percent for the first time since May of 2024. The underlying strength of the economy is contributing to this increase in rates. Despite rising rates, Freddie Mac research highlights that consumers can save money if they shop for several different lender quotes. When mortgage rates start to fall, be ready to take advantage. Our advice: don't wait to buy: as rates go down, competition will heat up. Get in now, & refi later.

Since August 2022, the median single-family home and condo prices have hovered around $1.6 million and $1.1 million, respectively. In December, prices were almost exactly in line with those averages. Year over year, the median price was up 5% for single-family homes, but down 1% for condos. Inventory is once again at a record low, so rising supply only increases prices as buyers are better able to find the best match.
