Just back from a week in Salida, Colorado with the family — lots of time by the river and hiking with the kids before they head out on their own back to Brooklyn, Golden, and Santa Cruz. It was a good reminder to slow down, even in a market that hasn't.. my listing at 1460-1462 Waller St went into contract with multiple offers!

141 San Francisco single-family homes have sold for at least $1 million over asking so far this year — that's 1 in every 10 sales, compared with 1 in 109 last year. And the market isn't slowing down: 489 condos and single-family homes are on the market right now, still down 30% from 695 the same week last year, even as new inventory accelerates. 118 new listings hit the market this week, up from 104 the week before. Buyers are keeping pace: 286 homes are in contract citywide, with condos up nearly 13% in a single week. What's Happening with Mortgage Rates: The 30-year fixed sits at 6.65% today, down from the Oct 2023 peak of 7.79%, but well above the pandemic low of 2.65%. Roughly 82% of homeowners have a rate below 6%; there's no incentive to sell and buy again at more than double what they're paying. That's the biggest reason SF supply remains historically low. For buyers, waiting for 5% rates is not a strategy. Buy the right place now and refinance when rates improve.
